Who pays us — and when you will be told.

In Greece the same agent is often paid by both sides without saying so. We publish the principle and put the exact position in writing before work begins.

Why we publish this at all

Buyers arriving from the United States, Canada, Australia and the UK are used to knowing exactly who their agent works for and who pays them. Arriving into a market where that is often left vague is the single most common reason a serious international buyer hesitates. So we state it: you will always know which side is paying GPI on your transaction, before you commit anything.

We do not publish a rate card

Fees in Greece are freely negotiable and are not fixed by statute. A published percentage would be misleading, because the work behind a single developer introduction and the work behind an off-market search mandate are not the same job. What is fixed is the process: the fee, who carries it and what it covers are agreed in a written brokerage agreement before we start.

What the written agreement contains

Greek law requires the brokerage agreement to identify both parties and their tax numbers, the property or the type of transaction, the broker's Γ.Ε.ΜΗ. registration number, and the agreed fee. Ours also states the duration, whether it is exclusive, and which side is paying. If anyone in this market asks you to proceed without that document, treat it as a warning sign.

Where we are not the right party to pay

GPI is compensated for property work only. Legal, notarial, technical, tax, immigration and lending fees are paid directly to the licensed professionals you appoint, at their own rates. We never take a cut of their fee, and we do not receive payment for referring you to them.

Golden Visa & new-build developer projects

The developer pays. No buyer fee.

On Golden Visa routes and on developer-led new-build projects, GPI is compensated by the developer or the project owner. You do not pay GPI a buyer-side fee, and the price you are quoted is not increased because you came through us.

Resale homes, diaspora purchases and owners abroad

Depends on the property. Stated in writing first.

Where the property is a cooperating listing, GPI is paid by the seller or the listing side. Where you ask us to run a genuine search — sourcing properties that are not publicly listed, or acting for you against defined criteria — a buyer-side engagement is agreed in writing before any work begins. You will never discover a fee at the end.

Investment, multi-unit and hospitality mandates

Agreed per mandate.

Larger and confidential briefs are handled under a written mandate that sets scope, exclusivity, duration, the fee and which side carries it, before any material is shared. Where an owner or partner already carries the fee, we say so at the first call.
