01

Travel pattern

A trip from Melbourne or Sydney is a serious commitment of time and cost, and it is rarely repeated within the same year. Everything that can be resolved before departure should be: qualification, shortlist, documents, appointments, and a viewing schedule with realistic travel time between areas.

02

Cross-border planning

Australia and Greece still have no comprehensive double taxation agreement in force: the Australian Treasury's treaty list shows only a 1977 Airline Profits Agreement. In March 2026 the Greek Prime Minister described a full convention as practically agreed, with a maritime point outstanding, but it is not signed or in force. Until it is, Australian residents declare worldwide income and rely on domestic relief such as the foreign income tax offset. This is exactly where Greek Australians are most often given confident but outdated information — check the current position with advisers licensed in both countries before committing.

03

Time difference

Athens is typically seven to nine hours behind eastern Australia depending on daylight saving on both sides, which leaves a narrow overlap. We work asynchronously by default — video walkthroughs, written recaps and one standing call slot — so progress does not depend on both parties being awake.

04

Common briefs

Future-return homes, resolving family or inherited property, extended-stay bases for several months a year, and assets intended to let long-term before personal use begins.
