1. Service Description

Greek Property Insider ("GPI") is a property guidance and project introduction service operating under the licensed real estate professional George Vizaniaris, based in Piraeus, Greece.

2. Nature of Service

GPI provides:

• Property guidance for international buyers exploring Greek Golden Visa property routes
• Fit review between buyer brief and available projects
• Introductions to relevant developers or project-side teams when a serious match exists
• Pre-purchase market briefing and area intelligence

3. What GPI Is Not

GPI is not:

• A law firm or legal adviser
• An immigration adviser
• A bank, credit institution, or financial adviser
• A tax adviser
• A developer or seller

Golden Visa eligibility, legal structure, tax implications, financing suitability, and transaction suitability must always be reviewed by appropriately licensed professionals before any commitment.

4. Compensation

For cooperating projects, GPI may receive compensation from the developer, seller, or affiliated partner. This does not add a buyer-side search fee.

For property searches outside cooperating project arrangements, separate fee terms may apply and will be defined in writing in advance.

5. Limitation of Liability

GPI presents property options based on information provided by cooperating developers and sellers. We do not guarantee:

• The accuracy of third-party-provided information
• Golden Visa application outcomes
• Final property prices or terms
• Financing approval
• Investment returns or yield projections

Buyers are responsible for conducting legal, technical, and financial due diligence before any commitment.

6. Intellectual Property

The "Greek Property Insider" name, logo, and website content are owned by the operator. Reproduction without written permission is prohibited.

7. Modifications

We reserve the right to modify these Terms of Service. Updates will be posted on this page.

8. Governing Law

These Terms are governed by Greek Law. The Courts of Piraeus have jurisdiction for any dispute.
